PROPERTY DESCRIPTION

Crazy Horse Homesite offers 42 acres of elevated Wyoming ground in Banner, Johnson County, a property defined by its commanding position, sweeping views, and a rare head start on infrastructure for raw land at this price point. Set at the foothills of the Bighorn Mountains, the parcel centers on an elevated knoll that slopes gently to the east, north, and west, opening 360-degree views across the Bighorns, Fort Phil Kearny, irrigated farmland, open pastureland, and the shimmer of Lake DeSmet.

This is land that rewards a plan. The high ground isn't just scenic; it offers multiple homesite orientations, strong natural drainage, and the steady airflow that keeps summer evenings comfortable. Whether you want a primary residence, a private retreat, or the start of a small working operation, the site supports your vision with minimal compromise.

A brand-new 50×50 red-iron shop, three-sided perimeter fencing, connected electricity, and available natural gas and fiber-optic internet are already in place, putting a buyer well ahead of most comparable land offerings in the region.

THE LAND

This incredibly rare homesite sits where the rolling shortgrass plains of the Powder River Basin meet the eastern foothills of the Bighorn Mountains, a setting that's both scenic and productive. An elevated knoll anchors the property, giving it a natural high point from which the surrounding country opens up in every direction.

From that high point, the land slopes gradually toward the east, north, and west, creating distinct zones across the acreage. The upper ground is open and grassy, well suited to a homesite that takes full advantage of the views. The lower grades are gentler, better suited to grazing, animal keeping, or future agricultural improvements. Native grassland cover, golden by late summer, gives the property its Wyoming character, with sagebrush and scattered native shrubs adding cover that wildlife favor.

The climate is semi-arid and continental. Based on nearby Sheridan Field Station data (1991–2020 normals), the area averages 44.9°F annually, with July highs around 87.2°F and cool evenings, and January lows near 10°F. Annual precipitation runs about 13.88 inches, with average snowfall of 33.2 inches, and long Wyoming summer days bring more than 17 hours of daylight in July.

SURROUNDING AREA & ATTRACTIONS

This Homesite sits within one of Wyoming's most historically rich corridors. Fort Phil Kearny, the site of two of the most significant engagements of the Indian Wars era, is visible from the property and just minutes away. Nearby, the Fetterman Monument marks the site of the Fetterman Fight of 1866, and the Wagon Box Fight site, just north of the fort, commemorates another pivotal clash from that same era. Together, these landmarks make the surrounding country a living piece of Wyoming history. The Bighorn National Forest begins immediately to the west, offering ready access to the mountains for those who want them close by without living in them.

Long before the fort was built, this stretch of the Powder River Country was prized territory for the Lakota, Cheyenne, and Arapaho, whose bands relied on its rich grass, water, and abundant bison and game to sustain their people and horse herds. When the Bozeman Trail was cut through this land in the 1860s to move settlers and gold seekers north, it crossed hunting grounds the tribes considered their own, and the resulting conflict, Red Cloud's War, became one of the few in U.S. history where the government ultimately withdrew and ceded the ground. The Fetterman Fight was the war's defining battle: a combined force of Lakota, Cheyenne, and Arapaho warriors, using a decoy led by a young Oglala warrior named Crazy Horse, drew Captain William Fetterman's entire eighty-one-man command into an ambush just a few miles north of the fort, near present-day Banner. The engagement, among the most significant Native American victories on the Northern Plains, led directly to the 1868 Treaty of Fort Laramie and the Army's abandonment of Fort Phil Kearny. It's a history that gives this land significant historical weight.

Buffalo, the Johnson County seat, and Sheridan are both a short drive away via Interstate 90, and each brings its own brand of small-town Wyoming character along with genuine amenities. Buffalo's historic downtown centers on the 1880 Occidental Hotel, a frontier-era landmark that once hosted Theodore Roosevelt, Buffalo Bill Cody, and Butch Cassidy, and the Jim Gatchell Memorial Museum, an award-winning collection covering the area's Native American, cattle-war, and homesteading history. The town also has full medical care, grocery and hardware options, and easy access at the I-25/I-90 interchange. Sheridan, a bit farther north, offers a similarly rich Main Street, anchored by King's Saddlery and its free Don King Museum, and the century-old Mint Bar, along with Sheridan Memorial Hospital and a broader base of retail, dining, and professional services for anyone settling in the area full-time.

Sheridan County Airport offers scheduled commercial service to Denver, along with general aviation.  Sheridan College, part of the Northern Wyoming Community College District, offers agriculture, nursing, dental hygiene, and trade programs in a town of this size. For winter recreation, Antelope Butte and Meadowlark Ski Lodge, the Bighorns' two local ski areas, are both a manageable drive up into the mountains. It's a setting that offers both quiet distance and genuine convenience, a balance that's harder to find than it sounds.

Just up the road, the community of Big Horn adds a different kind of amenity: a genuine polo tradition dating back more than a century. The Big Horn Equestrian Center and the neighboring Flying H Polo Club field host matches all summer long, from June through Labor Day, drawing players and spectators from around the world to watch the sport on the fields at the foot of the Bighorns. It's the kind of neighboring event that lends the whole area a bit of unexpected character.

THE OPPORTUNITY

Crazy Horse Homesite is a rare combination: an elevated, view-rich building site with the infrastructure already in place to put it to work. A new shop, connected power, available gas and fiber, and most of the fencing already done mean a buyer isn't starting from zero. They're starting from a real head start on 42+/- acres in one of northern Wyoming's most storied landscapes.

At $450,000, this is land for someone ready to build something special: a home, a retreat, or the beginning of a small operation, all without the years of setup that raw Wyoming acreage typically demands. I'd welcome the chance to walk the ground with you and talk through what's possible.

IMPROVEMENTS

One of the most compelling aspects of Crazy Horse Homesite is how much groundwork is already done. On land that would otherwise take years to prepare, this property lets a buyer arrive and get to work right away.

Shop: 50×50 Ft Red Iron Building (Built 2026). The centerpiece improvement is a new, 2,500-square-foot red iron shop built in 2026, fully insulated and set on a poured concrete floor. It's built for heavy equipment storage, workshop use, vehicle maintenance, or as a staging base during the construction of a primary residence. An RV-sized garage door accommodates oversized vehicles and trailers, and 220-volt electrical service makes it functional for power tools, compressors, and welding equipment from day one.

Fencing: Three sides of the parcel are enclosed in barbed wire, giving a buyer a solid head start toward a fully fenced operation. Only one side remains to complete the perimeter, a meaningful savings in both cost and time for anyone planning to run livestock or horses.

Electricity: Electrical service is connected and operational, a real advantage in a region where bringing power to raw land can be a significant undertaking. The existing service already supports the shop's 220-volt setup and stands ready for any future residential build.

Natural Gas: Natural gas is available at the property, an important consideration for serious residential construction through a genuine Wyoming winter. Its availability removes a common limitation on rural parcels and broadens what can be built and how efficiently it can run year-round.

Fiber Optic Internet: Fiber optic service is available on-site. Where many rural Wyoming parcels are left with satellite or limited wireless options, fiber here opens the door to full-time residency for remote professionals, entrepreneurs, and families who need dependable connectivity as a baseline, not a luxury.

Improvements Summary

  • Shop: 50×50 ft insulated red iron, concrete floor, RV-sized garage door, 220v electrical, built 2026
  • Fencing: Three-sided barbed wire, one side remaining for full perimeter enclosure
  • Electricity: Connected and operational
  • Natural Gas: Available at the property
  • Fiber Optic Internet: Available, supporting remote work and full-time residency

RECREATION & HUNTING

The surrounding landscape supports the kind of recreation that draws people to this part of Wyoming in the first place. The Bighorn National Forest, just to the west, opens onto hiking, hunting, and mountain access. Lake DeSmet, visible from the property's high ground, offers fishing and water recreation within easy reach.

The native grassland and sagebrush on the property itself provide cover and habitat that wildlife favors, and the mix of open pasture, foothill terrain, and nearby forest and water creates a setting where deer, upland birds, and other regional wildlife are a regular part of the view, not occasional visitors. White-tailed deer and pronghorn antelope move through the surrounding country regularly, and this historic land is also home to Hungarian partridge and sharp-tailed grouse, giving upland bird hunters a reason to linger alongside the big game hunters.

The property falls within Wyoming Deer Hunt Area 27 and Antelope Hunt Area 102, both known locally as the Buffalo unit, and within the statewide hunt areas for Hungarian (gray) partridge and sharp-tailed grouse, which cover this part of Wyoming east of the Continental Divide.
